The Land Development Process
Our Underwriting Process
Underwriting, often referred to as the due diligence phase, is a critical step in the land acquisition process that typically takes approximately 90 working days (about three months) to complete before drafting the Purchase Sale Agreement (PSA). During this phase, our team conducts comprehensive evaluations, including infrastructure planning and checks. Once the PSA or contract is signed, the timeline established in the Letter of Intent (LOI) begins. Our company takes responsibility for costs associated with engineering, feasibility study, infrastructure planning, survey, and permitting fees. While we strive to adhere to standard timelines, we understand that some projects may require additional time due to unique challenges such as coordinating with multiple agencies or addressing complex infrastructure requirements. Regardless of the circumstances, we remain committed to navigating these complexities efficiently and effectively to ensure successful project outcomes.
Contract Initiation
After a contract is agreed upon between the landowner and Propinvest-ROI, we initiate a feasibility study. This involves our engineering team creating layout options that highlight the property’s potential. We then present these layouts to the relevant jurisdiction for feedback during a Pre-Application Conference. If adjustments are needed, we refine the layout to meet all requirements, solidifying the property’s development potential.

Preparing the Land Use Application
Our team, alongside engineering consultants, gathers crucial data about the site. This includes surveys, topography analysis, traffic studies, mapping, and plans for utilities, drainage, and landscaping. All this information is compiled into a comprehensive Land Use Application, which forms the foundation of the development project.
Application Submission and Review
Once submitted, the jurisdiction reviews the Land Use Application to ensure all required materials are present. If any additional information is requested, we provide it promptly to keep the process moving forward.

Land Use Application Approval
With a complete application, the jurisdiction begins the approval process, which may involve public hearings, officer reviews, or city council approvals. Once approved, we move forward with the project.
Preparing Construction Drawings
Our team and engineering consultants work together to finalize construction plans. These include detailed layouts for utilities, drainage, erosion control, and other critical infrastructure elements.

Construction Drawings Approval and Project Kickoff
After the jurisdiction approves the final plans, a project meeting is held with all key parties, including engineers and contractors. With the schedule in place, construction begins.
